call a lawyer to do proper due diligence on a land u want to buy, don't pay for a land, before calling a lawyer to prepare a document in respect of the land. consult ur lawyer to draft application for search if possible, submit it to the ministry of lands in ur state, to ensure the holder of that document is actually the owner of the said land, bc the holder of a document of land maybe holding it in a trust. ask questions about the family of the donor, to know whether he or she is still alive. don't be in a haste to pay, it may be a government acquisition land, meet ur lawyer for a proper verification b4 payment bc litigation is never an easy task even when u have money.
