Singapore’s property market has quietly split into two.

Overall private home sales fell 12% in the first half of 2026. But luxury sales above S$5 million surged almost 25% year-on-year to a 4-year high.

Two different markets running at the same time. Both are real.

Last year, the gap between CCR and RCR shrank to just 10%. That was the moment upgraders started looking prime. The maths finally made sense.

This year, the gap has reopened. CCR climbed to S$3,184 psf. RCR softened to S$2,643. That accessible upgrade window from 2025 is quietly closing.

One question I get a lot this year: “Is this launch overpriced?” 💬 My honest answer is that you can’t tell from the PSF alone.

Some context I didn’t have time for in the video: the land under this same Lakeside pocket sold for $499 psf ppr in 2010, $630 in 2015, and $1,132 in 2025 (URA GLS records). Land here has roughly doubled in a decade. Whatever Lucerne Grand launches at, that’s the base it’s priced from.
