How much money do you want the business to make? What are the costs? Once these numbers are on the table, every other decision works backward. Price point. Class size. Schedule density. Square footage. Build cost.

Building your own gym has real appeal — and then the timeline hits.

Leasing opens in 6–12 months. Building takes 18–36, and most projects come in 30–50% over the original construction quote.

Build when the model is proven and cash flow can carry the wait. Lease when speed to open matters more than long-term equity.

They key is to remember you don't need to pick one for life. Many operators lease first and build later, once the numbers actually support it.

15,000 square feet, built from the ground up, minutes from Downtown Houston.

Reign Athletics didn't retrofit somebody else's old box. They put up a brand new building and packed it with equipment you won't find in a typical commercial gym, plus an outdoor turf area, sauna, red light therapy, and 24/7 access.

Houston noticed. A perfect 5.0 rating across more than 1,600 reviews, and members are walking away from big box memberships to train here instead.

Numbers make lease clauses real. So here's what an annual escalation actually looks like.

Take a 3,000 square foot space at 25 dollars per square foot. That's 6,250 a month in base rent. At a 2 percent escalation, year two costs an extra 125 a month. At 2.5, it's 156. At 3 percent, 187.

Is there a standard number? Right now, 3 percent is the most common across the market. Some deals land at 2.5 or even 2, usually on larger projects where the landlord has more room to give.

The exception: In rapidly gentrifying trade areas, where development is constant and the starting lease rate is low, landlords push escalations to 4 or 5 percent.

Know the market. Then decide how hard it's worth fighting.
