Here are the TOP 10 questions you need to be asking your inspector because a good inspection can save you THOUSANDS. Don't skip this step. 🙌🏾
1. What problems need to be fixed ASAP or negotiated with the seller for a credit?
2. Of those issues... which are safety concerns and which are just cosmetic?
3. How much life is left on the big ticket items? Roof, HVAC, plumbing, water heater. If they've got less than 5 years left, let's talk about negotiating repairs or credits, boo. 🔑
4. If something major raises concern, get a specialist out there. Period.
5. If the inspector says the roof is near the end of its life, hire a roofer for a second opinion AND a repair bid. Same goes for HVAC, foundation, plumbing, and electrical.
6. If you notice water damage... get a mold test. No questions asked. 👀
7. Ask about maintenance. How often should you flush the water heater? Service the HVAC? Clean dryer vents? A house comes with responsibilities most people never think about.
8. Is everything up to code? Especially additions, basement finishes, electrical work, decks, and any DIY renovations.
9. Where is EVERYTHING? Emergency shutoffs, electrical panel, sump pump, sprinkler box. Future you will thank you. 😂
