WHY DO WE MEASURE CO₂ IN EVERY HOME? 💨
CO₂ tells us something important that mold testing alone can't:
How well is this home exchanging indoor and outdoor air?
People naturally produce carbon dioxide simply by breathing. When a home has adequate outdoor-air ventilation, that CO₂ is diluted and removed.
When CO₂ begins accumulating indoors, it can be a useful clue that ventilation isn't keeping up with occupancy.
Why does that matter during a mold inspection?
A poorly ventilated home can also struggle to remove:
💧 Moisture generated by cooking, showering and everyday living
💨 Indoor pollutants and odors
🧪 VOCs released from furnishings, finishes and household products
🌡️ Excess heat and humidity in certain areas
And today's homes are increasingly built and renovated to be tighter and more energy efficient.

WITH A REMODEL OR NEW BUILD, WHERE YOU PUT YOUR HVAC MATTERS. 🏠
When you're building a home, you probably think about the size, efficiency, and brand of your HVAC system.
But have you thought about where you're putting it?
HVAC equipment and ductwork located in a hot, humid attic or vented crawlspace operate in a much harsher environment than systems located within the home's conditioned envelope.
Why does that matter?
❄️ Cold ducts surrounded by hot, humid air can create condensation when surfaces fall below the dew point.
💨 Duct leakage can pull humid, unconditioned air into the system—or push conditioned air into spaces where it doesn't belong.
💧 Condensate management problems can introduce moisture around the equipment.
Whenever the design allows, keeping HVAC equipment and ductwork within conditioned or appropriately controlled space can reduce moisture risk and improve performance.

Once the drywall goes up, you may never see this framing again.
That's why what happens before the walls are closed matters.
Framing lumber can be exposed to rain, high humidity, improper storage, or arrive at the job site already carrying fungal growth. Getting wet during construction isn't necessarily the problem.
Staying wet is.
If lumber doesn't have adequate time and conditions to dry, fungal growth can develop—and enclosing moisture-affected materials behind insulation and drywall doesn't make the problem disappear.
It simply makes it hidden.
Before walls are closed, we want to know:
💧 Is the framing actually dry?
🦠 Is there evidence of fungal colonization?
🌧️ Are there areas experiencing repeated wetting?
💨 Are there air or building-envelope leaks that could create future moisture problems?

WHAT EXACTLY IS OXIDATIVE STRESS? 🧬
We recently talked about how certain mycotoxins have been shown to contribute to oxidative and mitochondrial stress. But what does that actually mean?
Our cells naturally produce reactive oxygen species (ROS) during normal metabolism—especially within the mitochondria as they produce energy.
ROS aren't inherently bad. The problem occurs when ROS production exceeds the body's antioxidant defenses. That imbalance is called oxidative stress.
Fortunately, our cells have powerful systems designed to keep ROS in check:
🛡️ Superoxide dismutase (SOD) helps neutralize superoxide.
🛡️ Catalase helps break down hydrogen peroxide.
🛡️ Glutathione helps neutralize peroxides and protect cellular structures.
🛡️ NADPH helps regenerate antioxidant defenses, including glutathione.
Think of it as a balancing act:
ROS + adequate antioxidant defenses = balance
Excess ROS > antioxidant capacity = oxidative stress
Why does this matter with mold?
Research has shown that certain mycotoxins can increase ROS production, disrupt antioxidant defenses, and contribute to mitochondrial oxidative stress.
Our bodies have sophisticated systems for managing oxidative stress—but what happens when the burden becomes greater than those systems can manage?

Can mycotoxins interfere with the way our cells make energy?
Research suggests they can.
Studies examining mycotoxins such as ochratoxin A and trichothecenes have demonstrated several effects on mitochondria, including:
• Increased oxidative stress and reactive oxygen species (ROS)
• Disruption of mitochondrial membrane potential
• Reduced ATP production
• Altered mitochondrial respiration
• Depletion or disruption of antioxidant defenses
• Activation of cellular stress and apoptosis pathways
Why does this matter?
Our mitochondria produce ATP—the energy our cells need to function. When mitochondria are under significant oxidative stress, normal cellular energy production and signaling can be disrupted.
This doesn't mean mitochondrial dysfunction is responsible for every symptom associated with mold exposure. But it does give us an important piece of the biological puzzle:
Certain mycotoxins have demonstrated the ability to create mitochondrial anand oxidative stress.
The science continues to evolve—particularly when it comes to understanding chronic exposure inside water-damaged buildings.
But mold health isn't just about spores.

Sleep Matters 💤
When you're dealing with environmental exposure, it’s easy to focus entirely on the mold—remediation, testing, binders, supplements, and detox protocols.
But one of the most important pieces of recovery may be something much more basic: sleep.
Sleep is an active period of restoration. During quality sleep, the body helps regulate inflammatory signaling, supports normal immune function, repairs cellular damage, balances stress hormones, and restores nervous-system function.
And there's another fascinating piece: the brain has its own waste-clearance system.
The glymphatic system becomes particularly active during sleep, helping move metabolic waste products out of brain tissue. This doesn't mean that sleep literally “detoxes mold” from the brain—but it does mean that adequate sleep is an important part of the body's normal housekeeping and recovery processes.
Poor sleep can also become part of a vicious cycle:
Environmental stress → inflammation & symptoms → disrupted sleep → impaired recovery → greater symptom burden
That's why a functional approach shouldn't focus only on what we're trying to remove.
We also need to ask:
Are we giving the body what it needs to recover?
Prioritize the fundamentals: quality sleep, adequate nutrition, hydration, movement, stress regulation—and most importantly, identifying and correcting ongoing environmental exposures.

Pocket doors are great space-savers—but where you put them matters.
A pocket door requires a hollow wall cavity so the door has somewhere to go. That means less room for insulation and a large concealed space with limited airflow. When that pocket is installed along an exterior wall or adjacent to a humid or temperature-variable space, the interior surfaces of the cavity can become colder than the surrounding room.
Cold surface + warm, humid indoor air = increased surface relative humidity and, under the right conditions, condensation.
And because the cavity is hidden, moisture and microbial growth can develop for a long time before anyone realizes there is a problem.
Building-science takeaway:
✔️ Avoid pocket doors in exterior walls when possible
✔️ Don't compromise the home's thermal envelope for convenience
✔️ Pay attention to air sealing and insulation around the pocket
✔️ Remember: hidden cavities can create hidden microclimates
Sometimes the smallest design choices can have a surprisingly big impact on how a home manages moisture.
