Fair Market Value is NOT:
❌ What the seller hopes to get
❌ What the buyer wants to pay
❌ What Zillow says at midnight
👉 It’s the price a home would sell for when both buyer and seller are informed, realistic, and not under pressure.
In today’s market, that number comes down to 3 things:
✔️ Recent comps (what actually SOLD—not listed)
✔️ Condition of the home (upgrades vs. lipstick flips)
✔️ Market conditions (inventory, rates, demand)
Here’s the truth most people don’t say out loud:
