WHY MOST NHS DOCTORS WHO AREN’T BUSINESS OWNERS WiLL NEVER BE FINANCIALLY EMPOWERED

On August 29th 2024, Dr Tommy Perkins of Medics Money interviewed me about my life as a Property investor and doctor. The episode received higher than average listening rates with over 74% of the audience listening till the end. Yet the response rate to our invitation to sign up to a introductory course for medics looking to invest in property received only 84 responses. That was low. But why?
Property investment is not common to most doctors.
The medical profession is conservative and the NHS is a mis-understood organisation often presented in a negative light by the media.
Combined with pay issues, low-morale and a host of other factors, the mindset of the UK doctor is one of survival, security that is adverse to risk taking.
As doctors progress through training, they often don’t know what they’ve actually signed up for and the system keeps changing causing a unsettling experience.
To present a way of generating wealth that requires a foreign skill set such as market research, sales, customer service and understanding finance for most in healthcare seems just a bit too much hard work as they are only just making it through the day.
The thought of having to work hard at another job is just too much for them - but this is a naivety which is a reality for any self-employed business owner or running a business/company etc.
There is another factor. The doctors I have met who are excellent property investors are also highly driven ambitious doctors who are successful in their medical practice. And this comes back to the uncomfortable truth - excellence is niche. Only 5 out of the 265 doctors I keep in touch with have actually done anything to progress their way forward outside of their NHS job.
So, this last factor - the mindset is what stops over 98% of NHS doctors becoming financially empowered.

WHY, AS A DOCTOR & PROPERTY INVESTOR, I’M SAYING NO TO THOSE WHO KEEP ASKING ME FOR MONEY

I’m saying no to so many people this year who keep asking me for my money or my time.
I’ve also archived any WhatsApp group outside my top 5 that I most read or interact with.
Why?
When you have a stable property portfolio that cashflows and is making a some sort of return then that’s a good place to be in. I’ve found a stable financial foundation, patience and consistency have been habits that create growth.
Also, if you have a NHS pension, or private pension and ISA ticking along quietly in the background then that’s good too.
Then, if you have a private practice where you have a defined niche, an established funnel to gain patients and you know your operations well then that’s a good place too.
Lastly, if you have a trusted team including an expert tax advisor, accountant, property solicitor, mortgage broker, builder, surveyor and expert in each of your liabilities (for me this is cars) then you are doing ok.
Introducing too many variables or too many moving parts in life can destabilise a stable portfolio.
I learn a lot by coaching the clients I have on my property coaching programme. One thing I’ve found is that their success is often by simple, small changes and ensuring the structure of their portfolio is solid.
There’s enough drama in a doctor’s life with patients!

WHY DO CLIENTS ASK ME FOR HELP - BEING A DOCTOR AND PROPERTY INVESTOR

Why do I have clients that ask for my help? It’s because of three main reasons.
I am open about being a doctor and property investor.
I’m sympathetic to the stresses the medical profession and how it affects those who want to invest in property to build wealth.
I’m experienced in property investing.
I’ve seen fads come and go but over 27 years, I’ve realised patience, being boring and not having too many moving parts builds wealth steadily. This has created a personal property portfolio worth just over £4M and leveraged 50/50 excluding the other assets I own.
Lastly, I express vulnerability.
I used to think this was a weakness, but I’ve grown many followers who contact me saying that the loss of loved one, the diagnosis of condition or the effect of a negative work environment has changed their perspective in life and they want to empower themselves to move forward.
Remember.

WHY FINANCIAL EDUCATION SHOULD BE PART OF EVERY MEDICAL SCHOOL CURRICULUM

I love being a doctor. I am also a property investor but I love being a doctor as it is so interesting, and heroic!
If you are on the train reading this, or in the coffee room of the operating theatre or just grabbing a few minutes to check your social media there are numerous expectations placed upon you as a healthcare professional
Too often we strive to have more publications, more degrees, more medals to show how experienced we are allowing us to jump through another hoop.
However, the medical profession has changed since I qualified on July 1997.
Consultant salaries were more aligned with the responsibility, risk, and high skill they delivered much more so than today. So, it was only natural to think that when that golden ticket came - the NHS Consultant post, it would all work out.
You could have the big house, nice car, the children attending private school and the respect and kudos that you had worked so painfully hard to a achieve.
But that is pure nostalgia and a complete falsity.
Now a child can film unboxing a toy, post it on social media, gain followers including major brands and receive a salary through sponsorships and paid advertising to exceed the earning potential of any healthcare potential That child entrepreneur can afford my Lambos even before they reach the legal age to drive.
The world has changed. We live in 5 second world that won’t wait to be told how or what to do. Also, as the modern schooling system fails to educate children on real world financial common sense, those very children have to find a way out to be on the wealthy side of the rich-poor divide.
This is why the education I share is not the stuff they will teach you at medical school. It’s about the practical steps that anyone can take to achieve what they want to achieve.
It’s not easy. It’s uncomfortable but that’s when you grow.

WHY I BOUGHT FREDDIE FLINTOFF’S LAMBORGHINI MURCIELAGO LP640

My mother spotted I had flash taste and big ambition from an early age.
Rather than go out socialising on the weekend, I would study road tests about the Lamborghini Diablo or Lotus Esprit (a car that I owned as a Plastic Surgery Registrar).
She knew that to achieve my ambition I would have to have another income stream. This was in 1997.
On leaving medical school, she encouraged me to buy a property and rent it out.
In 2002, Jeremy Clarkson relaunched Top Gear and that’s when I saw the Lamborghini Murcielago!
I was emotionally moved, inspired and fell in love with the car.
In 2003, as a Plastic Surgery Registrar working at The Royal Free, I saw my first Murcielago, a silver one parked outside the Emporio Armani store on Brompton Road. My life changed!
At the time I was driving a silver 1998 Lotus Esprit GT3. I did all my doctoring in this car. How was I going to go from the Lotus to a Lambo?
I bought my first Lamborghini - a 2003 manual Murcielago in 2015 just after being appointed a Consultant. It was scary spending that much money on a car - but it was worth it and I drove that cars for six and half years until on one fateful day in January 2022, I almost lost my life in it.
So, I had to conquer my fears, face my demons and get back into the mighty Murcielago!
If you’ve seen Christopher Nolan’s movie “The Dark Knight” then you will recognise this car as it is Bruce Wayne’s daytime car when he wasn’t being Batman!
This particular car a 2008 Grigio Telesto Murcielago LP640, once owned by England Cricketer and ex-Top Gear Presenter, Freddie Flintoff now joins my other Lamborghini - a 2017 Aventador S.

WHY YOU ARE WASTING TIME STRIKING IF YOU ARE AN NHS DOCTOR WANTING TO MAKE MORE MONEY by Mark Sheldon Lloyd, Consultant Plastic Surgeon and Property Investor, Podcaster
This message is going to trigger a few people.
There seems to be a high degree of naivety and ignorance about how money works for those whose sole income is their NHS salary.
If you want to make more money, you have to stop looking to the Government to give it to you.
They won’t.
And if you think they will, what they give with one hand they take with the other.
The NHS costs £200 Billion per year.
The interest on the national debt is £170 Billion per year.
The government is economically paddling like crazy in the deep end of the pool with the lead weight of national debt tied to its leg.
So it’s focus is on keeping afloat- not doctors wages. And inflation has made the deep end of the pool even deeper. Higher interest rates have put the government further out to shore. The swim back will be hard and no lifeboat is coming to rescue us.
As a country, the UK is economicall drowning.
Doctors aren’t special to the government. It hurts but it’s the truth.
We may think we are “special” with our extensive training, high-risk operating and life-saving actions - but we are just public servants.
And guess what - many patients have no idea how much training it takes to become a doctor.
A good proportion of the British Public just want everything for free. That’s the entitled culture we have become.
That’s why it’s is vital for any doctor presently practicing to take financial responsibility and not look for the government to sort any lack of pay out.
Financial education is the key to getting ahead in the game of life.
So, as wages rise, the cost of goods will rise and soon, that warm feeling in your heart of having more cash on your pay slip will soon disappear as retirement age is extended, your pension is devalued further and your taxes further increase.
So instead of wasting time holding placards with slogans Take control of your financial future and you will be empowered, less anxious and wiser.
