Congratulations to everyone who finished the rigorous three-day Bar Exams!

Taking the Bar is no joke. The sheer amount of time, effort, and resources spent just to prepare for this moment is unimaginable. On top of that, so many of you fought silent battles and personal struggles, all while carrying the immense pressure of everyone’s expectations. It’s completely valid why some chose to take this journey in silence. But you made it. From the moment you stepped into the exam center on day one until you walked out on the third day, you fought hard.

We are incredibly proud of you! Sending you the biggest, tightest hug. Now, it’s time to rest your mind and surrender everything in prayer. The hard part is over, and the Lord is in full control of your future. 🙏❤️

Primus tempore, potior jure ("first in time, stronger in right")

Kini gitawag natu sa atung balaod as DOUBLE SALE.

Adunay double sale kung ang mao ra gihapong butang gibaligya ngadto sa lain-laing pumapalit.

Sa kaso sa double sale, kung ang butang nga gibaligya usa ka personal property (lihok nga kabtangan), ang pagpanag-iya mabalhin ngadto sa tawo nga unang nakahupot o nakakuha sa maong kabtangan sa maayong kabubut-on (good faith).

Kung ang butang nga gibaligya usa ka real property (dili lihok nga kabtangan sama sa yuta o balay), ang pagpanag-iya mapunta sa pumapalit nga unang nagparehistro niini sa maayong kabubut-on (First registrant in good faith).

Kung walay rehistro nga nahitabo, ang pagpanag-iya mapunta sa pumapalit nga unang nakahupot sa pisikal nga butang. (First possessor in good faith)

Kung walay rehistro o walay nakahupot sa butang, ang pagpanag-iya mapunta sa pumapalit nga adunay pinakaunang kontrata sa baligya (Oldest Title in Good Faith)

Baruganan sa Maayong Kabubut-on (The Principle of Good Faith): Ang pumapalit kinahanglan nga walay kasayuran mahitungod sa bisan unsang naunang baligya o depekto sa titulo sa namaligya sa panahon sa pagpalit ug pagparehistro.

‼️Timan-i:
Sa balaod, importante kaayo ang "Good Faith". Buot pasabot niini nga sa dihang gipalit nimo ang butang, nagtuo ka sa tinuoray nga ang namaligya mao ang tinuod nga tag-iya ug wala kay nahibaloan nga duna na diay laing nipalit niini kaniadto.
