At this point, if renting is kicking your ass… you might as well see what you can get preapproved for. 😂🏠

Because let’s be real…

You need good credit. 💳 You need income. 💰 You need deposits. You need move-in money. 💸 You need rental history. And depending on the property, you may have even MORE requirements.

Then after all that, you’re signing a lease and doing it all over again next year. 😩

I’m not saying everybody needs to go buy a house tomorrow.

I’m saying if you’re already jumping through all these hoops to rent, it might be worth knowing what your options are on the buying side. 👀

And no, you don’t need a perfect 800 credit score to buy.

Generally, buyers may qualify for:
🏦 FHA: often 580+ credit score for the 3.5% minimum down payment
🏡 Conventional: often 620+ credit score, depending on the loan and lender
🎖️ VA: available to eligible veterans, active-duty service members, and certain surviving spouses

You’ll also need qualifying income, manageable debt, acceptable credit history, funds for your required down payment/closing costs, and a property that meets the loan requirements.

The exact requirements depend on your lender and loan program.

And if you’re not ready yet?

That’s okay too. ❤️

At least now you know what you’re working toward instead of renewing another lease and hoping next year will be different.

You got preapproved. Cool. Here’s what can still screw it up. 👀🏡

And before you start furniture shopping… READ THIS.

A preapproval is based on your financial picture at that time. It doesn’t mean you can go out here making major financial moves like the mortgage company already handed you the keys. 😂

Here’s what can still cause problems:

💳 Taking on new debt
Buying a car, opening new credit cards, financing furniture, etc. can change your debt-to-income ratio.

💰 Changing your income or employment
Switching jobs, losing hours, or having changes in your income can affect how your lender views your file.

🏦 Making large unexplained deposits
That random $8,000 showing up in your bank account? Your lender may want to know where it came from. Keep your finances clean and documented.

📉 Your credit changes
Keep paying your bills on time. Don’t start applying for a bunch of new credit just because you got preapproved.

💸 Spending all your money
PLEASE don’t use your savings to buy a car, furniture, designer bag and a vacation because you think, “I’m approved!” 😭

You still need money for your down payment, closing costs, prepaid expenses, moving expenses, reserves, and the unexpected s**t that comes with owning a home.

🏠 The actual property can cause problems too
You can qualify financially and still run into an issue with the property itself—appraisal, condition, insurance, taxes, HOA requirements, etc.

And here’s the part I really want you to understand:

Your preapproval tells you what a lender may be willing to lend you. It does NOT automatically tell you what you should spend.

That’s why I don’t want my buyers just looking at houses.

I want us looking at the WHOLE picture before you get emotionally attached to a house.

Because getting your offer accepted is cute…

Getting to the closing table is the goal. 🏡

You keep saying “I’m going to buy a house next year.”

Okay… but what are you doing this year to make that actually happen? 👀

Because “next year” is not a plan.

If buying a home is really the goal, your homework starts BEFORE you start saving Zillow listings:

🏦 Check your credit.
💰 Look at your bank statements.
💳 Pay down unnecessary debt.
📊 Figure out where your money is actually going.
🏠 Learn what homes are realistically affordable for you.
📞 Talk to a lender BEFORE you start shopping.
📝 Talk to a REALTOR® who can help you understand the process.

And please don’t wait until January to decide you’re “ready.”

Preparation is what makes January look different.

You don’t need to have everything figured out today.

But you DO need to start.

The smartest financial move doesn’t always look impressive.

Sometimes, it looks like keeping the car you already own, refusing the pressure to upgrade, and redirecting hundreds of dollars every month toward investments, savings, or paying down debt.

That mindset matters even more in today’s U.S. economy. According to Experian, the average monthly payment for a new car reached $770 in Q1 2026, while the average used-car payment was $531. TransUnion reported that by Q2 2026, average new-car payments had climbed to $785, with used-car payments averaging $544.

Those numbers make the message in this graphic more relevant: a lower monthly obligation can create room for long-term wealth building.

And this isn’t just about driving an old car. It’s about resisting lifestyle inflation.

A newer vehicle may give you comfort, status, and that temporary feeling of success—but a smaller financial obligation can give you something much harder to see: options.

Money that isn’t committed to another monthly payment can potentially be invested, saved for emergencies, used to eliminate expensive debt, or put toward future goals.

Buffett has long been associated with living below his means, and Fortune recently noted his history of keeping a modest lifestyle despite his enormous wealth.

The real flex isn’t necessarily driving the newest car.

It’s reaching the point where your money works for you instead of your paycheck constantly working to maintain your lifestyle.

Keep the car. Build the assets. Buy your freedom.
