Cool and Protecting Your Home
If this summer has taught us anything, it's to expect the unexpected. Over the past several weeks, Morgantown has experienced sweltering temperatures followed by heavy downpours, sometimes all in the same day. While the sunshine encourages us to spend time outdoors, the combination of
heat and intense rain can also put added stress on our homes.
As a Realtor, I spend a great deal of time in homes throughout the summer, and I know that a comfortable, well-maintained home isn't just more enjoyable to live in, it also helps preserve one
of your largest investments.
One of the most important steps you can take during hot weather is making sure your air conditioning system is operating efficiently. Replace your HVAC filter every one to three months during peak cooling season, and schedule routine maintenance to keep the system running at its best. A clean, properly maintained system cools more effectively, uses less energy, and can
extend the life of the equipment.
Your windows also play a major role in keeping your home comfortable. During the hottest part of the afternoon, close blinds, shades, or curtains, especially on windows that receive direct
sunlight. This simple habit can significantly reduce indoor temperatures and ease the workload on your air conditioner. Ceiling fans can also make rooms feel cooler by improving air
circulation. Just be sure they are rotating counterclockwise during the summer months to push cool air downward.
Many homeowners don't realize how much heat everyday activities create. Running the oven, dryer, or dishwasher during the hottest hours of the day adds extra warmth to your home. Consider grilling outside, preparing lighter meals, or waiting until evening to do laundry or run the dishwasher.
While we're trying to keep the heat out, the recent heavy rains remind us that water can be just as challenging. After a storm, take a few minutes to walk around your property. Check that gutters
and downspouts are free of debris and directing water away from your foundation. Look for standing water near your home, inspect your basement for signs of moisture, and make sure
sump pumps are working properly if your home has one. Catching small drainage issues early can prevent much larger problems later.
Summer storms can also be hard on roofs and landscaping. After periods of strong wind and rain, look for missing shingles, damaged tree limbs, or clogged gutters. Trim back branches that hang over your roof, and keep shrubs away from your air conditioning unit so it has adequate airflow to operate efficiently.
Even small improvements can make a noticeable difference. Replacing worn weatherstripping around doors and windows helps keep cool air inside and hot, humid air outside. Healthy shade
trees can naturally cool your home, while fresh mulch helps retain moisture around plants during periods of intense heat.
For homeowners thinking about selling, comfort and maintenance leave lasting impressions. Buyers notice when a home feels cool on a hot day, but they also notice signs that a home has been cared for after storms. A clean, dry basement, well-functioning gutters, and an efficiently cooled home give buyers confidence that the property has been well maintained.

tradespeople have been out there day after day. Their work often happens in the hottest temperatures and immediately after storms, and our community benefits because of their dedication.
Summer in Morgantown often brings a little bit of everything; heat, humidity, sunshine, and sudden thunderstorms. Staying ahead of seasonal maintenance not only helps keep your family comfortable but also protects the long-term value of your home. A few simple steps today can help you enjoy the rest of the summer with greater peace of mind, no matter what the weather forecast has in store.
