Yesterday we recieved a purchase offer on the building to obtain the property and remain in operation.

To obtain a commercial loan from the bank, we must jump through hoops: LLC business restructure and insurance liability, 20% down ($27,000), $5000 in closing costs, then additional title fees and rezoning fees.

We would then need to refinance for repairs because the building needs a new central air unit, new water heater, a roof and gutters, a fresh parkinglot, and a new sign and fresh paint.

In order to achieve the goal of remaining open to serve the community, prices will slightly increase (approx $5-$10) starting JUNE 1ST.
